CREDIT ADMIN EXECUTIVE

Location
Shah Alam, Selangor

Requirement
• Possess Certificate / SPM / Diploma in any disciplines or higher.
• Minimum Three (3) years relevant experience preferably in Credit Administration or Credit Control.
• Candidates who have experience in Credit Administration or Credit Control in Developer's are highly preferred.
• Candidates who have experience in banker's or solicitor's loan documentation procedures are encouraged to apply.
• Able to handle tactfully with Government Authorities.
• Able to travel and meeting with Authorities.
• Have own transportation.
• Required language(s): Bahasa Malaysia & English.
• Knowledgeable in IFCA system would be an added advantage.
• MUST be hardworking, communicate effectively and able to work independently.


Responsibility
• To liaise with bankers and solicitors to ensure loan documentation is completed, e.g.
1- Letter of Undertaking
2- Deed of Assignment (for Master Title)
3- Memorandum of Transfer (for Individual Title)
4- Redemption statement / Letter of Disclaimer from Chargee Bank

• To handle all existing housing projects.
• Correspondence with Solicitors, Banks, Purchasers, Land Office and other Authorities.
• To handle submission applications for Blanket Consent to Land Office and other Authorities.
• To monitor bank's loan releases on target timely basis.
• To monitor collection payment from buyer, bankers and solicitors.
• To handle issuance of progress billings and other relevant invoices.
• To handle issuance of correspondence and reminder letters.
• To handle correspondence letter on sub-sale, refinancing and auction cases.
• To prepare daily, weekly and month end report on collection on timely basis.
• To perform other assignments as requested by Management from time to time.

Senior Accounts Executive

Location

Requirement
* Candidate must possess at least a Bachelor degree in Finance/Accounts or equivalent qualification.
* At least 5 year(s) working experience in finance related field.
* Applicants must be willing to work in SHAH ALAM.
* Willing to work 5 day(s) a week and possess own transportation.

Responsibility
* To check and analyse monthly management accounts.
* To prepare Group Consolidation Report on monthly basis.
* Preparation of monthly Management Reports and yearly Audited Financial Statements.
* Preparation of Profit Recognition Reports.
* To prepare and review income tax computation and supporting schedule.
* Review of annual returns prior to submission to IRB.
* Liaise with auditors, tax agents & relevant authorities.
* Able to meet financial reporting timelines.
* Handle ad-hoc tasks as and when necessary.

Sales & Marketing Manager

Location

Requirement
* Candidate must possess at least a Diploma, Degree in Business/Administration/Management/ Marketing or equivalent.
* At least 5-8 year(s) of relevant working experience in property marketing as Manager.
* Applicants must be willing to work in SHAH ALAM.
* Willing to work 6 day(s) a week and possess own transportation.
* Most of the company's project is located in KL and Selangor area.
* Required good communication, resourceful, and property knowledge.
* Proactive, hardworking, good leadership to handle Marketing Team.
* Willing to travel to project sites for sales, promotional and survey.
* A strong understanding of market dynamics and requirement.

Responsibility
* Develops marketing strategies plan in line with company goals.
* To organize the entire sales process for current and future projects.
* To responsible for overall advertisement, promotion, event, press conference, etc.
* Conducts market survey, analyse market trends and enhance to marketing strategies plan.
* To plan and formulate effective marketing strategies, campaigns and programs for the assigned projects.
* To coordinate with creative agencies and other respective suppliers on all marketing collateral's and promotional materials.
* Actively sourcing for possible marketing channel such as road show venue, digital media and etc.
* Research to analyses competitor's price and strategies for marketing decision in order to province feedback and recommendation to management for continuous improvement in meeting marketing objectives and identifying new markets.
* Create a unique marketing point, art work presentation, finalizing sales kit and develop strategic marketing plan including sales brochure, banner, bunting, and internet website and news publication.
* Prepare whole year event and budget analysis for marketing purposes.
* To strategies, plan and implement per-launching, sales launches, advertisement and promotions activities including sending SMS, email blasting and courtesy call to potential/previous purchaser.
* Ensure effective control of marketing results, and takes corrective action to guarantee that achievement of marketing.
* Supervise the maintenance of proper records and documentation on sales and collection in order to ensure good cash flow to the company for decision making and payment to all relevant parties.
* Establishes and maintain a consistent corporate image throughout all products lines, promotional material and events.
